The short answer

Pinnacle Law charges one all-inclusive fixed fee: £2,495 to buy (searches included), £1,995 to sell, or £4,490 to sell and buy, all including VAT, for residential property up to £2,000,000 in England and Wales. Nothing is paid upfront, the fee cannot rise, and nothing is owed if your sale or purchase falls through.

The trouble with comparing quotes is that you can only compare what you can see. Many quotes show a low base fee and leave the rest out. Case set-up, ID checks, bank transfers, searches and supplements are often added later, sometimes only on the completion statement, and by then you are committed. Until that point you do not know what you will pay. With us, you know the whole figure before you instruct.

They are indicative only, they are not our fees, and they are not any particular firm’s. What any given firm charges will vary. ID checks are usually charged per person, bank transfers per transfer and gifted deposit checks per gift, so a quote showing one of each can understate the bill. Moving home? Our fee is £4,490 inc VAT for both transactions (£1,995 sale plus £2,495 purchase).

Five questions to ask any conveyancer

Because these charges are easy to miss, ask every firm for the answers in writing. If a firm cannot confirm a charge is included, assume it will be added.

  1. What is the total I will pay at completion? Not the legal fee, the whole figure.
  2. Which charges are inside the quote? Ask about case set-up, ID checks, bank transfers, Land Registry documents, the Stamp Duty return, the lender’s legal fee, leasehold work and searches.
  3. Can the fee go up? For example if the title turns out to be complicated.
  4. Do I pay anything upfront? Including a payment on account for searches.
  5. What do I owe if it falls through? Legal fees and any costs already paid out.

Comparing quotes: common questions

Why is it so hard to compare conveyancing quotes?

Because most quotes do not show the full cost. A low base fee is often followed by separate charges for case set-up, ID checks, bank transfers, searches and other work, some of which appear only in the terms or on the completion statement. You cannot add up charges you have not been told about. Ask each firm to confirm in writing the total you will pay at completion and whether it can change. Our quote is that total, fixed before you instruct.

Why does Pinnacle’s quote look higher than some online conveyancing quotes?

Because it is quoting a different thing. Many online quotes advertise a base legal fee and list the rest as separate charges that appear at completion. Our fee is the total: case set-up, ID checks, bank transfers, Land Registry documents, the Stamp Duty return, the lender’s legal fee, leasehold and complex title work, gifted deposit checks and, on a purchase, the search package. The gap between the two headline numbers is usually a difference in what is disclosed, not in what you pay.

How do I compare conveyancing quotes fairly?

Ask each firm for the total payable at completion, not the base fee, and check whether case set-up, ID checks, bank transfer fees, Land Registry documents, the Stamp Duty return, the lender’s legal fee, leasehold or new-build supplements, gifted deposit checks and searches are inside the figure or added to it. Then ask whether the fee can increase if the transaction turns out to be complex, and what is payable if it falls through. If a firm cannot confirm a charge is included, assume it will be added.

Is Pinnacle Law the cheapest conveyancer?

Not always on the headline figure, and we do not claim to be. We compete on total cost and cost certainty: once the usual extras are added back to a lower-looking quote, ours is competitive, and a quote that is genuinely lower after that is genuinely lower. What do I pay if my sale or purchase falls through?

There is no abortive fee, no charge for work done to date and no charge for costs we have already paid out on your behalf, whatever the reason and however far the transaction had got. Roughly a third of agreed sales in England and Wales fall through before completion, so it is worth asking every firm this question.
